Hi, I’m Justin. I followed the traditional path most people are taught to take — school, a good job, and contributing to a 401(k). On the surface, it looked like I was doing everything “right,” but in reality, I was building someone else’s dream instead of long-term wealth for my own family.
I graduated from the Kelley School of Business, a top-ranked business school, earning a bachelor’s degree in finance and supply chain management, and began my career as a multifamily underwriter at a local bank. Within that position, I was able to see the inside look at commercial real estate. I analyzed hundreds of multifamily transactions, companies, and complex capital structures, which gave me a clear view into how deals actually perform — and where many go wrong.
Like many investors, my first step into real estate was hands-on. I started with fix-and-flips and single-family rentals, thinking this was the correct first step into real estate investing, only to realize I had become a landlord. While those experiences were valuable, they also showed me the limits of active real estate — dealing with tenants, operational headaches, managing contractors, and .
That realization led me to apartment investing, where the fundamentals made far more sense: professional property management, scalable cash flow, tax write offs, and the ability to grow wealth passively without day-to-day involvement.
I was born and raised in Indiana, live in Indianapolis, and continue to invest exclusively across the state I know best. I founded Goodin Development to help busy professionals and families build long-term wealth through passive real estate investing — without the hassles of being a landlord. I'm married and live in Indianapolis with my wife, Sally, and our rescue dog Troy. I also host the Breaking Ground with Justin Goodin podcast, where I share real-world insights on investing, development, and teach investors how to invest passively in real estate syndications, the right way.

My approach to passive real estate investing is rooted in discipline, alignment, and long-term thinking. At Goodin Development, we focus on high-quality, ground-up multifamily developments in Indiana, underwritten conservatively with a clear plan for execution and downside mitigation.
I treat investor capital as if it were my own. That means transparent communication, thoughtful deal structure, and only pursuing opportunities that we truly believe in. Our goal is to build long-term partnerships based on trust, transparency, and consistent execution.
How we deliver value to investors:

I have led the development of multiple ground-up multifamily and mixed-use projects across Indiana since founding Goodin Development, often in partnership with local municipalities and private investors. I focus on well-located sites, conservative underwriting, and only working with the best in class third party teams for each project to ensure a sound investment.
I say "no" to far more projects than I say "yes" to. Rather than chasing volume, I ensure every project we move forward with has a strong emphasis on quality, community impact, and alignment with long-term investor goals.
Education is a core part of how I approach real estate investing. I encourage all potential investors to prioritize education first, before investing with any company. I help busy families understand exactly how passive real estate investing works, how deals are structured, how the financial returns work, and how to understand your risk as an investor.
I create and share educational content designed for busy professionals who want to invest intelligently without becoming landlords. I focus on practical, real-world education rooted in actual development experience — not theory.
